When you decide to let Solace Homes build your new home, we are going to be talking and interacting with each other for the next couple of years. We can now get on with our concept drawings and produce a 3D model you will be able to see exactly what your home will look like when it’s completed, you will be able to see many of things you couldn’t picture before. We can even peek inside if you want. It is now that we will also talk about some of the things we cannot see on the plan’s things like the type of oven or the model of vanities. We will record these items in your specification and together with these 2 documents we can produce a price.
The full pricing is going to take around two to three weeks and at this point we will be able provide you with a plan, a specification and a quotation. This will detail exactly what is included and excluded in the price. If you need to talk to the bank for funding, they will need these documents to understand the price.
Once you have accepted the quotation, we will draw up a Certified Builders full build contract and complete a Certified Builders Halo guarantee application. We will provide you with the statutory declarations we are required to make to you about, who we are, what our experience is and details of our insurances. Once we have signed the contract agreement, a deposit will be invoiced to you and construction drawings can commence as soon as the deposit is paid.
Construction drawings will be completed and submitted to Council for building consent. This is an involved process and we will engage both Geotech and structural engineers to carry out any reports and calculations required by Council. The construction drawings usually take four to five weeks to complete. We will then submit them to council for approval. A further twenty working days is then required for the drawings to be processed through Council.
Construction will commence around three weeks after issue of the building consent by Council. Around this time you will be introduced to Jesse who will be overseeing the completion of your new home. You will also be given a construction schedule which you can use to monitor progress. It should be remembered this is a guide based on years of experience and some dates fluctuate. It will have a start date and an estimated shift in date. This shift in date will be updated once the painter has started. This should give you at least four weeks’ notice to arrange movers etc. Then here we are at the day we have all been waiting on!!!
